Energy Performance Certificates

From 1st October 2008 all buildings whenever sold, built or rented will need an Energy Performance Certificate (EPC). Capitus Regeneration & Sustainability have a dedicated team who are certified to carry out energy assessments and produce Energy Performance Certificates (EPCs).

The certificate provides energy efficiency A-G ratings and recommendations for improvement. The ratings – similar to those found on products such as fridges – are standard so the energy efficiency of one building can easily be compared with another building of a similar type.

Along with each EPC, a recommendations report will be compiled and tailored to each individual property helping owners and occupiers improve the energy efficiency of their building, the impact that potential changes to their services will have and the estimated payback period.

The penalty for failing to make an EPC available to any prospective buyer or tenant when selling or letting non-dwellings is fixed, in most cases, at 12.5% or the rateable value of the building, subject to a minimum penalty of £500 and a maximum of £5,000. There is a default penalty of £750 where the formula cannot be applied. Acting on an EPC is important to reduce energy consumption, save money on bills and help to safeguard the environment.
